a 9.5 million dollar renovation to create a beautiful, unique and totally new
apartment community designed especially for seniors.
Dan River Crossing is conveniently located in the downtown
historic district, on the riverfront behind the Community Market, and beside the
Carrington Pavilion. Nearby is beautiful River Walk trail, Science Center and
the Train Station (trains travel from New York to New Orleans daily). We have
city transportation service, drugstore deliveries, community neighborhood watch,
and planned activities in our clubhouse. We also have senior transportation
provided through the city and the Senior Citizen’s Center.
Apartments include all utilities, with a washer and dryer,
refrigerator with icemaker, and glass cook top range with self-cleaning oven,
dishwasher, garbage disposal, a sit-in shower with overhead heat lamps, and so

This apartment community utilizes the Low Income Housing
Tax Credit (LIHTC) program, which makes it subject to the regulations contained
in Section 42 of the Internal Revenue Service (IRS) Code of 1986, and the Home
Partnership (HOME) program. Most units are subject to the LIHTC guidelines
(below), however some units do not have income restrictions.
All LIHTC applicants and residents must have a minimum
income sufficient to cover rent payments. The maximum income that an Applicant
can earn in order to qualify for a LIHTC apartment is $18,700 per year gross
income or $1,558.00 per month gross income for one person. The maximum income
for two persons is $21,350 per year gross income. A minimum of two percent of
all assets such as Real Estate, Savings, 401K, Stocks, Bonds, some insurance
policies, etc. will also be calculated and added to the gross income to
determine eligibility for a LIHTC unit.
A one-bedroom LIHTC apartment at 50% to median income
rents for $500 per month. A two-bedroom apartment rents for $598 per month.
Any applicant whose income is over the above listed income
limits may be eligible for a market apartment. A one-bedroom market apartment
rents for $685.00 per month. A two-bedroom, two-bath market apartment rents for
$885.00 per month. There are no income limits for the market apartments.
