Welcome to The Meetinghouse at Collins Cove. We are an affordable senior community designed to facilitate the housing needs of low to moderate incomes. Residents at our community requires that applicants meet certain qualifying standards established by the government. This program is not connected with section 8 although applicants with Section 8 vouchers may apply for residency.

In the greater Jacksonville area the maximum allowable incomes (by family size) are as follows:

All information on income provided by applicants must be verified before occupancy. This qualification and certification process must also be completed annually upon renewal.

Application Process
$50 application fee (per person unless married)
$250 - $625 security deposit (based on credit)

Pet Policy:
No pets are permitted on property with the exception of an approved service animal.(must have approval from management.)

Income

• Household income must equal or exceed the current Minimum Allowable Income as posted in the leasing office.
• Household income must not exceed current LIHTC requirements.

Rental History

• Must have a positive verifiable, rental history for the year prior to move-in. Applicants without this rental history may be subject to an increased security deposit or denial. If landlord is a relative. It will be considered as no rental history.
• Any outstanding balance owed to a pervious landlord will deny the application.
• No history of eviction within the last three years will be accepted

Credit History

• All addresses indicated on credit reports will be researched.
• Medical balances will not be counted.
• Unpaid utility accounts may deny application
• Credit History must be in good standing
• Lack of credit history may require increased deposit.

Criminal History

• Felony convictions within the last 7 years will deny application.
• More than three misdemeanor convictions, of any type, will deny application.
• Any applications with a single conviction of the following crimes will denied:
• Any drug or drug related crime within the last 15 years
• Any sex related crime may deny the application.
• Any violent crime against persons or property within the last 15 years

Standards-Policies

• Pets accepted with written approval of Management
• No more than two persons times the number of bedrooms per unit
• Application Fee is $35 for first adult and $20 for each additional adult
• All individuals 18 years and older must complete the application process
• Standard security deposit is $200. deposit may be increased due to credit or rental history
• Live-in caretakers cannot be family members
• Lease terms are 12 months only.
• All occupants must be 55 years of age or older

• Gated entrance and privacy fencing.
• Two elevators in each building
• Natural setting with two ponds.

• Choice of one-bedroom, one-bath or two-bedroom, two-bath homes
• Full kitchen with self-cleaning oven and ice maker.
• Pantry and walk-in closet
